Haryana roads to be widened

The Faridabad-Gurgaon and Ballabhgarh-Sohna roads is set to become safer and comfortable in the next two years. With Haryana chief minister Bhupinder Singh Hooda laying the foundation stone for the 4-laning of both the roads on Saturday, daily commuters and tourists can expect a hassle-free drive from Delhi to Badkhal Lake, Surajkund Craft Fair, Damdama Lake, Sohna tourist complex and Sultanpur Bird Sanctuary. The project involves an investment of Rs 180 crore.

The widening of the two-lane roads on a BOT basis is scheduled to be completed by August 2011. PWD secretary K K Jalan claimed the stretches could be ready six months ahead of the schedule. "The Ballabhgarh-Dhauj stretch could be complete in a year, while the Gurgaon-Faridabad stretch would take six more months as it's a critical stretch,'' he added.

He further said that the detailed project report (DPR) and alignment are being prepared besides getting environmental clearance for the project and the progress was satisfactory. Sources said the investment on the two stretches could touch Rs 300 crore.

Once completed, commuters will have to pay a toll of Rs 20 per trip. As the Gurgaon-Faridabad road predominantly runs through rolling terrain with numerous horizontal and vertical curves, it requires improvement for the geometric design to cater to the speed. Notably, this stretch has been witnessing several fatal accidents.

The 33.5km Gurgaon-Faridabad road starts at the Gurgaon-Mehrauli road about 2km west of Delhi border at Sikanderpur, while the 32.6km Ballabhgarh-Sohna road starts from Ballabhgarh situated 35km of Delhi-Mathura road on NH-2 and ends at its junction with Rewari-Palwal road about 53.5km of NH-71B.

According to PWD's official bid document, the Gurgaon-Faridabad road runs through urban development areas and also rural habitats. The Ballabgarh-Sohna road passes through plain terrain of the Aravali hills.

Exit option to customers of New Town Heights project, Gurgaon by DLF


DLF, one of the biggest real estate developer, has offered exit option for the customers of new town heights project Gurgaon. This move to irate customers for exit option came when company said that it will give 20% discount to it's existing and new customer for the apartments through a complex structure. The concession was given on 25th march. The discount does not allow customers to exit at future date. The marketing director of DLF said that dissatisfied customers can go for exit option. But the refunds will only be done after the retrade of property or after six months if company fails to sell the property. Around 300 buyers are planning to give exit letter for the Gurgaon project.The apartments were in the range of 45-75 lakhs. About 700 buyers have paid 42.5% of the total money and now want there money back because the company had not started the construction work at the project site. DLf is facing the similar propblem in Chennai also and is ready to return the money of the customers who have submitted the exit letters.

Significant Residential Supply in Gurgaon



In residential sector this year there was a price correction of 15 t0 20 % in the market across the country due to which this sector is going to witness the residential supply over next 12 to 15 months in the Mumbai and Gurgaon Market. The over supply of residences will also lead to corrections in the rentals and the rentals will go down for upto next 1 year. The developers are giving 25% to 30% discount on the current market rates in Gurgaon(NCR). According to the sources,in Gurgaon market there has been good sale of apartments in the last one month. There is no over supply of residences as far as Gurgaon market goes.
